Leaving the City for Delavan, WI: What Changes and What Doesn’t

blogOctober 14, 2026October 14, 2026

When you shift from a busy and bustling city, it almost feels like you have pressed a restart button. You find the streets quieter, the pace of life slower. And the relationship you have had with the neighborhood changes overnight.

However, if you want to embrace that change without taking a total break from the modern conveniences, then Delavan can be an excellent destination. Here you enjoy the combination of peaceful small town living, amazing lake recreation, a lot of historic characters, and easy access to the regional highways. With a population around 9,230 in 2025, the city offers you a lot of conveniences on a smaller scale.

Now the question is….how much does it really change when you move to Delavan, Wisconsin? Read along to know what may surprise and what is supposed to stay the same.

Here’s What Changes

Here’s What Changes

The Pace of Daily Life Changes

One of the biggest changes you will experience is the pace of your everyday life. In a big city, your tasks, commutes, and social activities fill your entire day at a blink of an eye. Delavan, on the other hand, offers you a relaxed rhythm of life. Here, you will enjoy more breathing room into your routines.

That does not mean that this place is sleepy or boring. You will find many restaurants, shopping malls, recreational activities and community events around.

That means, the difference is scale. Here, you need to fight less traffic and have more freedom to decide what you can do with the extra time you have in hand.

You Get Closer to the Nature

Access to nature is one of the biggest advantages that Delavan offers you but big cities can’t. A major signature of the area is the Delavan Lake. There you can enjoy boating, swimming, fishing, and many other water-based activities. Also, you’ll have many parks, trails, and green spaces around. The park system of this area includes above 100 acres of parks as well as natural preserves.

Housing Feels Different Too

Over the years from 2020 to 2024, the median value of homes in Delavan was around $219k. Wondering what was the median gross rent around the same period of time? It was just above $1090.

Yes, these numbers do not say that every home around here is quite cheap. However, there are many other things such as the size of the home, location, condition, waterfront access, etc. that together make a significant difference.

Instead of just looking at a more inexpensive version of your previous home, here you will find yourself comparing a bit different kinds of value. A large yard, spacious garage, proximity to the lake and the peaceful streets: all together will change what “worth it” means in your eyes.

If you are interested to know more about Delavan’s real estate and lifestyle, you can check out this guide to living in Delavan, WI to find out about the community, neighborhoods, and local lifestyle in more detail.

Your Commute May Change, But Work Doesn’t

Delavan is right near some of the most important transportation routes, such as US 14, I-43, and WIS 50. It makes things easier for people who regularly need to visit other parts of south-easter Wisconsin, due to job or other activities.

However, if you are habituated to walk to your office or use public transportation, then you’ll face a bit of a change here. Your car might become an important part of your daily routine here.

You Can Still Enjoy Restaurants and Shopping

Just because you leave a big city, doesn’t mean you need to fully give up on your regular lifestyle. Delavan boasts an excellent collection of restaurants, shopping centres, recreational activities, and local businesses. The diverse local business directory here covers from restaurants and groceries to schools, automotive services, fitness, and more.

However, the scale and choice changes. While you see dozens of restaurants in a few blocks of a city, that option is a bit fewer here. However, there is good news too. Here you get easy access to the local events and social activities that make your living more meaningful here.

Community Feels More Personal

Farmers markets, local events and festivals, concerts, etc. help to keep the community strong and together in Delavan. The history pushes you further. Delavan’s long association with the history of the circus along with its historic downtown and lake culture might soon bring a sense of belongingness in you.

You Still Have Modern-day Responsibilities

Definitely, moving to Delavan doesn’t eliminate your responsibilities overnight. You still have to take care of your utilities, mortgages, insurance, taxes, healthcare needs, school activities and many unexpected costs as well.

If you own a large property, it can mean to invite even more maintenance. Homeownership responsibilities, such as landscaping, exterior maintenance, heating, roofing, snow removal, etc. are still there to take care of.

The Seasons Still Matter

Wisconsin has four season weather. So, if you are from a city with comparatively consistent weather, you should prepare yourself to make some big adjustments.

However, diversity is beauty. Four different seasons means more diversity and more seasonal events and activities to explore. For many people, this seasonal variety works as the most charming aspects of Delavan.

So, Is Delavan Right for You?

Leaving your city for Delavan does not just mean choosing peace over convenience. Instead, it’s all about changing the balance.

So, if you are someone who prefers more space, wants to get closer to nature, and loves the community vibes with a slow-paced lifestyle, then Delavan gives you it all. The proximity and connection with southeastern Wisconsin works as a bonus!

Want to find the middle ground between a busy city life and complete rural living? Then Delavan can be the answer for you!
